Role Overview:
As Building & Maintenance Coordinator you are responsible for keeping the building safe, clean, in good order and supporting our Artistic Director with artwork handling and installation. Working one day a week, or additional when required, you will take the lead on the practical, hands-on upkeep of the space, covering building maintenance, storage, and health and safety, ensuring the main space is always kept in presentation order and that the office, bathroom, kitchen, basement and studios are well organised, safe and well maintained. As well as managing the packing, safe storage and installation of art works.
You will work closely with the STST Team to flag issues early, introduce better systems where needed, and take ownership of the physical condition of the building.

Responsibilities Overview:
- Building Operations & Maintenance
Carry out regular checks and maintenance across building systems (security, lighting, plumbing, equipment, waste), keeping all areas - gallery, studios, offices, basement and public spaces - clean, safe and well-organised. Troubleshoot issues directly, escalate technical repairs to contractors, and manage relationships with freelance maintenance professionals. Maintain outdoor areas, rainwater systems and pest control, keep accurate maintenance records, monitor utilities (heating, internet, CCTV), and respond to building emergencies as they arise.
- Artwork Handling
Prepare and pack artwork for storage, loan, and transport, using proper handling techniques. Organize and maintain art storage spaces. Support exhibition installation and deinstallation, including hanging, mounting, and lighting adjustments.
- Storage Systems
Keep the main project space presentation-ready, maintain the Building Handbook, and oversee organised storage of artworks, packaging, exhibition structures and AV/technical equipment. Manage Wet Storage inventory and stock ordering, and introduce improved storage systems where needed.
- Health, Safety & Compliance
Support the organisation's health and safety compliance, keeping policies, risk assessments, COSHH assessments and fire/safety logs up to date. Manage PAT testing, conduct routine risk assessments, and maintain accurate incident records.
- Studios Management
Maintain studios and communal areas to a high standard, coordinating cleaning and maintenance, and supporting Studio Holders with any building-related needs.
- Basement & Ancillary Space Development
Oversee cleaning, storage and organisation of the basement, flag suitability issues, contribute to planning for future space use (including a potential on-site cafe), and monitor electrical load capacity.
- General Collaboration
Manage set-up and pack-down for programme events, support the ongoing development of Studio One as a welcoming, functional office space, and act proactively across other duties to support smooth day-to-day running of the organisation.
Person Specification
This role suits a practical, hands-on individual with strong facilities or building management experience, ideally within a creative, gallery or studio environment. The successful candidate will be highly organised, proactive and comfortable managing multiple priorities, from routine maintenance and health & safety compliance to storage systems and event set-up. Good problem-solving skills are essential, along with the confidence to troubleshoot issues independently and know when to escalate to specialist contractors.
Strong communication and relationship-building skills are important too, as the role involves liaising with cleaning staff, freelance tradespeople, Studio Holders and colleagues across the organisation. A working knowledge of health and safety procedures (COSHH, PAT testing, risk assessments) is desirable, as is basic technical/AV knowledge. Above all, we're looking for someone reliable and adaptable, who takes pride in maintaining a safe, well-presented and functional space, and who can respond calmly and effectively when issues arise.
